Armada Property Projects:
Stone Farm Cottage
The unique challenge of the Stone Farm Cottage arose from the fusion of a traditional cob/stone farmhouse and a two-story extension that cleverly integrated an original stone outbuilding on the ground floor.
Our primary objective was to tackle a range of issues, including subpar thermal efficiency caused by a poorly executed barn conversion in the 1990s, an impractical layout, and a lack of seamless integration between the old and new sections of the house.
Furthermore, we sought to enhance the cottage’s overall visual appeal and establish a stronger connection between the interior spaces and the breathtaking panoramic views outside.
Despite encountering logistical obstacles such as limited parking and weight restrictions on the narrow lane, we triumphantly brought our client’s vision to life.
Our dedicated team worked tirelessly to preserve the cottage’s timeless charm while infusing it with a contemporary twist, resulting in a harmonious fusion of classic character and modern design.
Cottles Quay
Situated in the prestigious Salcombe, South Devon, lies the picturesque Cottles Quay, once a charming garden nursery. Within its grounds stood a weathered boat shed, lending itself to storage purposes.
A remarkable opportunity fell upon our capable team, as we were entrusted with the remarkable task of converting these structures into a truly exquisite two-story, two-bedroom house. Additionally, we were tasked with the creation of an extraordinary amphibious annexe, boasting two luxurious bedrooms. The ingenious design for this project was crafted by BACA Architects, who journeyed all the way from London to lend their expertise.
Collaborating with them were the highly regarded Techniker, renowned for their exceptional work on the popular TV show, Grand Designs, where they showcased their remarkable engineering prowess.
Considering the unique challenges posed by the site’s location, we had to devise innovative techniques and employ specialised equipment to meticulously dismantle the existing structure and handle the resulting debris. Our commitment to precision and attention to detail was unparalleled throughout this endeavour.
The Oaks
The Oaks presented itself as an unfinished, standalone dwelling, gracefully positioned on a steeply inclined plot facing the northern direction. It found solace adjacent to the esteemed Duryard Estate and nestled alongside the esteemed university.
Over the course of a decade, the project underwent a gradual transformation, with no element being fully realised and no adherence to conventional construction practices. With a strong emphasis on sustainability and cost-efficiency, the proprietor ardently expressed a desire to preserve the two-story framework.
Upon careful evaluation, the endorsed proposal was deemed overly intricate, expansive (covering an area of 407 m2), and financially burdensome to implement. Consequently, we approached the endeavour with a fresh outlook, embracing a more modest and environmentally friendly approach.
Our objective was to judiciously utilise the existing structural framework while retaining as much of the original infrastructure as practically possible.
