Torquay ‘Hotels to Homes’ project gains national recognition with six award shortlistings

A Torquay development that transformed a former hotel into much-needed affordable housing has gained national recognition after local contractor Armada Property UK was shortlisted for six major industry awards. 

The Torbay-based development company has been named a finalist in three categories at the nationally recognised Property Week RESI Awards 2026, as well as three categories at the Insider South West Residential Property Awards. 

At the heart of the recognition is Brampton House in Torquay — the first completed scheme under Torbay Council’s ‘Hotels to Homes’ programme — which has been shortlisted in multiple categories across both award bodies. 

Delivered in partnership with Torbay Council and Co Create Architects, the project saw Armada Property transform the former Brampton Court Hotel on St Luke’s Road South into 14 one and two-bedroom apartments for social rent. This landmark redevelopment was completed in less than nine months from planning approval, with new residents moving in before Christmas 2025. 

The scheme has been shortlisted for the Affordable Housing Award, Residential Retrofit Scheme of the Year and Social Impact Initiative at the RESI Awards. It has also been recognised in the Affordable Housing Development of the Year, Residential Regeneration Project of the Year and Residential Development of the Year (less than 100 units) categories at the South West Insider Residential Property awards. 

More than 70 per cent of the total project spend was retained within the Torbay area, supporting local contractors, tradespeople, merchants and suppliers.

Brampton House has been delivered through Torbay Council’s Hotels to Homes programme, an initiative designed to increase the delivery of social housing by turning under-used brownfield sites across the Bay into affordable homes for local residents. 

Founded in 2019 Armada Property UK is a Devon developer specialising in residential development, regeneration and the transformation of under-utilised buildings into high-quality homes. Recent projects also include the transformation of the former Barclays Bank in Newton Abbot into 20 residential units and the creation of four residential flats at Midvale Road, Paignton which were sold as affordable homes to help the local community.  

Award winners will be announced on 23rd April for Insider Residential Property Awards and 6th May for Property Week’s RESI awards.
