We are delighted to announce that Brampton House, a redevelopment project delivered in partnership with Torbay Council, has been named Affordable Housing Development of the Year at the Insider South West Residential Property Awards 2026.

Winners were announced at a glittering ceremony in Bristol on 23rd April, with Brampton House beating competition from some of the South West’s best-known developers.

The Brampton House development saw us transform Torquay’s former Brampton Court Hotel on St Luke’s Road into 14 one and two-bedroom apartments for social rent. Completed in less than nine months from planning approval, the modern, energy-efficient homes welcomed new residents before Christmas 2025, providing much- needed affordable housing for the local community.

Working in partnership with Torbay Council and Co Create Architects, the scheme is part of Torbay Council’s ‘Hotels to Homes’ programme, designed to increase the delivery of social housing by repurposing small, prominent, and under-used brownfield sites in the Bay. More than 70% of the project expenditure went back into the Torbay economy, supporting local contractors, merchants, tradespeople, and the wider supply chain.

The judges commented: “The project could be transformational and has the potential to be a scalable model to tackle housing shortages, particularly in the UK’s ailing seaside towns.”

Ben Coggins, Director at Armada Property UK, commented: “We are thrilled to have won Affordable Housing Development of the Year for Brampton House. This project is particularly significant as it’s a landmark ‘Hotels to Homes’ development.”

He added: “It’s wonderful that the scheme’s potential has been recognised by such a prestigious awards body here in the South West. I’m delighted for the team at Armada Property UK, Torbay Council, Co Create Architects and Principality Bank who have delivered this hugely successful development – one that will make a meaningful difference to the social housing stock in Torbay.”

Brampton House has also been shortlisted in three categories in Property Week’s RESI Awards 2026: Affordable Housing Award; Residential Retrofit Scheme of the Year, and Social Impact Initiative. Winners will be announced at a ceremony in London on 6th May. Keep your fingers crossed for us!
